Little Balboa Island doesn't often offer a home rebuilt this completely. 221 Abalone is the exception. Behind its approximately 2,972 square feet lies a residence reborn: over 1,800 SF of entirely new construction, with the balance of the home stripped to bare framing, inside and out, and reconstructed from the ground up. Every system — plumbing, electrical, HVAC, fire suppression, and an extensive low-voltage/AV network — was engineered new, beneath a fresh standing-seam metal roof and a fully reworked exterior envelope. Four en-suite bedrooms include a rare architectural offering for the island: both a Super Primary Suite and a Secondary Primary Suite, granting two true primary-level retreats — a coveted arrangement for guests, extended family, or simply uncompromising privacy. Ten-foot ceilings lend the interiors a rare sense of volume, while a 267 SF covered terrace extends the living experience into the island air. The craftsmanship is unmistakable throughout. Wide-plank wood flooring and Level 5 smooth walls set a refined foundation, layered with custom cabinetry, built-ins, and 5½-inch baseboards. The kitchen commands attention with an oversized Taj Mahal stone island, a material echoed in the primary bath and reprised in dramatic slab form within the Super Primary's shower. Zellige and designer tile, a sculptural glass staircase railing, exterior glass guardrails, and satin-brass fixtures throughout complete the composition. This is island living distilled to its finest form — the intimacy and charm Balboa Island commands, elevated by the caliber of construction reserved for the most discerning new builds.
